Plainview sits in the Town of Oyster Bay in central Nassau County, a planned post-war community developed alongside neighbouring Old Bethpage through the 1950s and early 1960s. Its housing is dominated by split-levels and expanded ranches on generous lots — larger and considerably more varied than the Cape-heavy tracts further south — and, crucially, these are homes that have been added to. Split-level geometry adds to the problem. A true split has three or four roof planes at differing heights, which means more fascia terminations, more separate gutter runs, more downspouts, and more points where water has to be handed off from one section to another. A downspout from an upper roof discharging onto a lower roof — extremely common on Plainview splits — concentrates the entire upper roof's runoff onto one small area of shingle and one short length of fascia below. That run fails years ahead of anything else on the house, and replacing it without redirecting the discharge simply resets the clock on the same failure.
Ice dams find these same weak points every winter. Where an addition's roof meets the main house, insulation coverage is usually thinner and attic airflow more restricted than in the original structure, so snow melts faster there and refreezes at the eave below.
