What's Your Problem?

What Soffit Actually Does

Soffit is the horizontal material that covers the underside of your roof overhang — the section of the eave that faces down. It closes the gap between the fascia board (the vertical face at the roof edge) and the exterior wall, keeping moisture, pests, and outside air from entering the eave cavity. On most NY homes, it also carries the vented panels that allow air to flow from the eave into the attic, which is the primary mechanism for preventing ice dam formation in winter.

When soffit deteriorates, the consequences extend beyond the soffit material itself. Open gaps allow moisture to reach the rafter tails and attic framing. Blocked ventilation accelerates ice dam formation. Entry points for squirrels, starlings, and other animals open up at the soffit edge. None of these problems are visible from the ground — which is why the inspection from the ladder is the essential starting point.

What We Repair and Install

Soffit Panel Repair

Individual panels that have come loose, separated from the channel, or are visibly damaged are removed and replaced with matching material. The surrounding area is inspected from the ladder to identify any hidden damage in adjacent panels.

Nailing Channel Replacement

The aluminum or wood channel that holds soffit panels in place rots over time. When the channel fails, no number of new panels will stay in place. We replace the channel before installing new panels.

Full Soffit Replacement

When panels and channel are both at end of life, full replacement from the fascia face to the exterior wall with new aluminum or vinyl. Typically a full-day job on one elevation of an average NY home.

Vented Soffit Upgrades

Installing vented panels in place of solid panels to improve attic airflow and reduce ice dam formation risk. Particularly important on older NY homes where original soffit was installed solid without ventilation.

Corner Return Repair

The transition between the horizontal eave soffit and the gable end is a common failure point on NY homes. Nor'easter wind drives rain into this corner, and it deteriorates faster than the main eave sections.

Ice Dam Damage

When ice dam meltwater enters the eave cavity and then refreezes, it can force soffit panels out of their channels and saturate any adjacent wood framing. We assess the full damage extent and repair both the soffit and any compromised framing.

Common Questions

How much does soffit repair cost in New York?
Spot soffit repairs typically run $200–$700 in NY. Panel section replacement is $400–$1,200. A full-perimeter soffit replacement on an average home runs $1,500–$4,000 depending on linear footage and material. The free inspection gives you the specific number for your home.
What causes soffit to fall off or sag?
The nailing channel that holds soffit panels in place rots over time from moisture exposure. In NY's climate, freeze-thaw cycling and ice dam infiltration accelerate this process. When the channel fails, panels lose their grip and begin to sag or detach — typically in sections rather than one at a time.
Can soffit be repaired in sections or does everything need to be replaced?
Both approaches are used, depending on the inspection findings. If the nailing channel is still structurally sound and only individual panels are damaged, section repair is appropriate. If the channel itself has rotted, full replacement is more cost-effective than patching because patches on failed channels won't hold through another NY winter.
How do I know if my soffit issue is also a fascia issue?
Usually it's both. Soffit and fascia share the same moisture exposure, and on NY homes they tend to deteriorate on the same timeline. When we inspect soffit, we always assess the adjacent fascia board and the gutter attachment. If the fascia is compromised, addressing only the soffit leaves the underlying problem unresolved.
