The Connection Between Soffit Ventilation and Ice Dams
Ice dams form when heat leaks through the roof deck from a warm attic, melts the snow on the roof surface, and the meltwater flows down to the cold eave where it refreezes. The cold eave is cold because the attic heat doesn't reach it — the overhang is outside the insulated envelope. When snow-melt water hits that cold zone, it freezes and builds the dam.
The most effective prevention measure is keeping the attic cold in winter — cold enough that the roof deck temperature stays below freezing and doesn't melt the snow from below. The mechanism for keeping the attic cold is adequate ventilation: cold outside air enters at the soffit, flows up along the underside of the roof deck, and exits at the ridge vent. When soffit ventilation is blocked or inadequate, this airflow stops, attic temperatures rise, and ice dams form.
Many NY homes built before 1985 were installed with solid (unvented) soffit panels, which allows no airflow in at the eave. Others have vented panels that were covered by blown-in insulation from the attic side, blocking the air channel. Either condition means the house is operating without the attic ventilation that code now requires — and ice dams are the predictable result.
